What if the apartment I want is unavailable?

Application & Leasing
How do I apply for an apartment?
Review our Rental Criteria (PDF, opens in a new tab), then visit the Availability page, choose an apartment, and select Apply Now.
What are the rental requirements?
Our Rental Criteria (PDF, opens in a new tab) explain income, credit, rental history, and other screening requirements. All adult applicants must apply and meet applicable individual requirements. Please review the criteria before applying.
What documents are needed to apply?
Applicants must provide valid identification and verifiable income documentation. We accept various forms of income, and additional documentation may be requested during screening. Please review our Rental Criteria (PDF, opens in a new tab) for complete application requirements.
Are guarantors or cosigners accepted?
Qualified guarantors may be used to meet income requirements, but not to satisfy an applicant’s credit requirements. Review the Rental Criteria (PDF, opens in a new tab) for guarantor qualifications.
Is renters insurance required?
Yes. Proof of renters insurance with at least $100,000 in liability coverage is required before occupancy. Please contact the leasing office for specific coverage requirements.
Rent, Fees & Utilities
How much is the security deposit and what are the move-in costs?
The security deposit equals one month’s rent. Move-in costs include the full first month’s rent, the security deposit, and any applicable pet charges or key/remote deposits. The leasing office will provide a written breakdown before move-in.
How does prorated rent work?
A full month’s rent is collected at move-in. The following month’s billing cycle reflects the prorated amount for the days occupied during the move-in month. Your move-in statement will show the exact amounts and due dates.
What utilities are included?
Studio electricity is included. One- and two-bedroom residents establish electricity service with Southern California Edison. Gas arrangements vary by apartment type; confirm the specific apartment before signing. Water, sewer, and trash are billed separately each month.
What is RUBS and how is it paid?
RUBS (Ratio Utility Billing System) allocates water, sewer, and trash charges using factors such as apartment size and occupancy. Charges appear on your monthly resident account and can be paid with rent through the Resident Portal or by an accepted payment method.
How can I pay my rent?
Monthly rent may be paid through the Resident Portal or by accepted check or money order. Move-in funds must be paid by cashier’s check or money order before occupancy. Cash is not accepted.
